Student housing in Munich: how to get a dorm room
A room in a student dorm (hall of residence) is usually the most affordable student accommodation in Munich – but places are scarce. Here is how to go about it, step by step.
1. Know the operators
Munich residences fall into three main groups, and each runs its own application process – one application never covers them all.
- Studierendenwerk München Oberbayern: the largest provider. You apply centrally online for its residences.
- Church and social operators: you usually apply to each house directly, often with a form, a motivation letter or an interview. Some require church membership or involvement in house life.
- Private operators and student associations: their own rules, prices and deadlines. Check exactly what the rent includes.
2. Apply early
At the Studierendenwerk, applications for the summer semester open on 15 November of the previous year, and for the winter semester on 15 May of the same year. Apply only once: duplicate applications are deleted.
Other operators set their own dates. Many allocate rooms for the start of semester (1 April or 1 October), some on a rolling basis. Expect waiting times in Munich and apply to several operators in parallel.
3. Get your documents ready
- Enrolment certificate or letter of admission (required by many houses)
- ID card or passport
- For church-run houses, possibly proof of church membership or a motivation letter
- For some houses, proof of German language skills
4. Compare costs properly
The rents in this directory are the published minimum rents; depending on the room type they can be considerably higher. Check whether utilities, internet and furniture are included, and expect to pay a deposit.
Family flats and accessible rooms often have their own eligibility rules and are not meant for every student.
5. Once you have a place
- Read and sign the tenancy agreement and pay the deposit on time.
- Register your address within 14 days of moving in – online or at a Bürgerbüro. You need the landlord confirmation (Wohnungsgeberbestätigung) from the residence.
- Sort out the broadcasting fee (Rundfunkbeitrag): it is charged per dwelling, and a lockable residence room opening onto a corridor usually counts as its own dwelling. Students receiving BAföG can apply for an exemption.
6. Watch out for scams
- Never pay before you have a contract with the actual operator.
- Apply only through official websites; the links in this directory go straight there.
- Genuine residences never ask for payment by Western Union, gift cards or crypto.
